What are the ABSD rates in Singapore for 2026?

Singapore Citizens pay 0% on their first residential property, 20% on the second, and 30% on the third or subsequent. Permanent Residents pay 5% on the first, 30% on the second, and 35% on the third or subsequent. Foreigners pay 60% on any residential property, and entities or companies pay 65%.

How is ABSD calculated?

ABSD is a flat percentage of the higher of the purchase price and the market value. There is no tiering: you simply multiply the price by your applicable rate. For example, a Singapore Citizen buying a second property at $1,500,000 pays 20%, or $300,000, in ABSD on top of Buyer's Stamp Duty.

Which foreigners get the same ABSD rate as Singapore Citizens?

Under Free Trade Agreements, Nationals and Permanent Residents of the United States, Switzerland, Norway, Iceland and Liechtenstein are accorded the same ABSD treatment as Singapore Citizens. Eligible buyers should select the matching Singapore Citizen profile in the calculator.

Can married couples get an ABSD refund?

A married couple with at least one Singapore Citizen spouse may apply for an ABSD remission when buying a second property, provided they sell their first residential property within the stipulated timeframe (typically six months for a completed property). The ABSD is paid first and refunded on a successful claim.

Is ABSD paid in addition to Buyer's Stamp Duty?

Yes. ABSD is charged on top of the standard Buyer's Stamp Duty (BSD). To estimate your full upfront stamp duty bill, calculate both and add them together.
