Why we built this

Singapore didn't need another listings portal.

We started Listings.sg because property search here had quietly turned into an advertising auction. Whoever topped up their credits that morning sat at the top of the results. Everyone else — including plenty of well-priced homes with motivated owners — dropped to a page nobody scrolls to.

That is backwards. A listing should surface because it is accurate, well-presented and priced to the market, not because of who spent the most on placement. The people paying for that system were owners trying to sell and buyers trying to find something real.

So we built around the two things the big portals treat as an afterthought: real data and real expertise. Every district, MRT line and school zone is its own page, so when someone searches the way Singaporeans actually search, the right home shows up and the owner behind it gets found.

And every visitor, free of charge, gets the same tools a good consultant uses to work out what a place is really worth, whether the timing lines up, and whether the numbers make sense. Listings are the front door. The tools and the people are why it is worth walking through.

Is Listings.sg a licensed estate agency?

No, and we are upfront about it. Listings.sg is a technology platform and property search aggregator. We do not carry out estate agency work as defined under the Estate Agents Act. The regulated work — advising, marketing and closing your transaction — is handled by the CEA-registered consultants we connect you with.

Are the tools really free?

Yes. Every tool — BSD, ABSD, TDSR, affordability and valuation — is free, with no paywall and no obligation to speak to anyone afterwards.

If I use the tools, will I get spammed by agents?

No. Running a tool does not hand your details to a wall of agents. You only get connected when you choose to, and when you do, it is one appointed consultant, not a blast to many.

Can I list my property myself?

Yes. You can list directly — it is your asset and your call. Being honest, most owners get a stronger price and a smoother process when an appointed, CEA-registered consultant runs it for them. We allow self-listing; we just do not pretend it is the easier road to a good outcome.

What does it cost to sell through a consultant?

There is no upfront fee to be matched. If you appoint a consultant, you agree the standard commission directly with them before any work begins. Self-listing is free.

Do you cover HDB as well as private property?

Yes. HDB resale, executive condominiums, private condominiums, landed homes, commercial space and new launch projects, across all districts.
