Own-stay or investment? This analyser stress-tests a condo purchase across TDSR, LTV, CPF usage, seller's stamp duty and rental yield, so you see the return and the risk before you commit.
A consultant runs the full report for your exact situation, free, no obligation, one consultant, never a blast to agents.
Enter the purchase price, the expected monthly rent, your loan and your income. The analyser works out gross yield (a year's rent over the price), net yield after maintenance, property tax and letting costs, and the cash-on-cash return on the money you actually put in. It also stress-tests the loan at 4% against the 55% TDSR limit, shows the loan-to-value cap that applies to you, and flags Seller's Stamp Duty if you might sell within four years.

Gross yield is one year's rent divided by the purchase price. A condo bought at S$1,500,000 and let at S$4,800 a month earns S$57,600 a year, a gross yield of 3.84%. It ignores every cost of holding the property, which is why net yield matters more.
There is no single right figure. Compare the net yield with your mortgage interest rate and with similar condos nearby: a yield below the interest rate means the rent does not cover the cost of borrowing. The analyser shows both so you can judge the gap.
Gross yield does not. Net yield subtracts maintenance fees, property tax at the rate for a let property, agent fees and any vacancy you allow for. The analyser shows gross and net side by side.
Banks may lend only as much as keeps all your monthly debt repayments within 55% of your gross monthly income, with the home loan tested at 4% interest whatever the actual rate. The analyser shows how much headroom you have left.
A duty on residential property sold within four years of purchase: 16% in the first year, 12% in the second, 8% in the third and 4% in the fourth, for purchases from 4 July 2025. After four full years none is payable.
