Asking prices are where negotiation starts; land size, tenure and plot shape move the price more than the house.

Foreigners, including PRs, need approval from the Land Dealings Approval Unit of the Singapore Land Authority to buy most landed homes. Singapore citizens can buy freely.
Why do two similar houses have very different prices?▾
Land area, tenure, plot shape and whether the house has been rebuilt matter more than the built-up area. Compare the land size on each listing, not only the house.
What is a good class bungalow?▾
A detached house in one of the areas URA has designated for good class bungalows, on a plot of at least 1,400 square metres. There are only a few thousand, which is why they trade at a premium.
Does ABSD apply to landed houses?▾

Can I rebuild a terrace house?▾
Usually, within the planning limits URA sets for that street. Rebuilding costs and approvals come on top of the purchase price, so budget for them.
