A ground-floor commercial unit in an HDB block, let by HDB or by a private owner who bought it. Rents are usually lower than in malls, with steady footfall from the residents above.
Can I run a food business in any shop unit?▾
No. Food and beverage needs the right approved use and a food licence. The F&B spaces page lists units already set up for food.
What does change of use mean?▾
Switching a unit from one approved use to another, for example from retail to a clinic. It needs approval from URA and usually the landlord's consent, so allow time for it.
Is rent quoted with or without GST?▾
Usually without. GST is added on top when the landlord is GST-registered.
How long is a typical retail lease?▾
Two to three years. Malls often add a turnover rent clause; HDB shops and shophouses usually do not.
